A new apartment community has officially opened its doors in Sarasota’s Rosemary District. Aspire on 10th at 1313 10th Street brings 157 homes to the neighborhood, ranging from studios to three-bedroom floor plans, and it’s managed by Coastal Ridge.
What sets this project apart is the mix of price points. Forty-seven of the units are being offered at affordable rents for households earning 80, 100, or 120 percent of the median income under Florida’s Live Local Act. Developer CIG Communities, led by principal Gregg Fusaro, described the set-aside as an opportunity for families that otherwise might not be able to live in downtown Sarasota.
The opening comes as the Suncoast continues to absorb a wave of new residents, with several more housing developments planned across the region through 2028. For longtime locals and newcomers alike, the question is whether projects like this one can keep the heart of Sarasota within reach for working families.
