Buying your first home in Sarasota, Bradenton, or anywhere along the Suncoast has gotten harder. First-time buyers made up only 21% of the market last year, well below the historical average of 40%. High prices and high interest rates have pushed a lot of would-be buyers back to renting, but the path to ownership is still there if you prepare before you start looking.

WalletHub managing editor John Kiernan recommends getting pre-approved with multiple banks so you can compare offers, and researching down payment assistance programs before you assume you need a full 20% down. Many programs require 0% to 3.5% down, which changes the math significantly for local buyers. Kiernan also warns against waiving a home inspection just to win a bidding war, especially here in Florida where storm damage and water intrusion can be costly surprises.

Finally, remember that your monthly mortgage payment isn’t your only expense. Property taxes, homeowners insurance, maintenance, and hurricane prep all add up. Budget for the full picture, not just the loan.
